Deal Overview
- Adding Washer/Dryers: Added W/D to 25 units across 3 years totaling $30,000 in Capital expenditures but increase $9,000 in NOI
- Increase RUBS: Increase RUBS bill back from 40% to 65% in year 1 while also forecasting a decrease in occupancy from 94% to 88%
- No Asset Management Fee: We won’t be charging a yearly asset management fee to ensure our investors receive the best return possible
- Conservative Underwriting: Underwrote very conservatively. For market growth, our base case year 1 market growth was 1% and year 2 and 3 was 0%
- Sensitivty Analysis: Underwrote different scenarios depending on the market, occupancy, cap rate expansion, etc and the worst-case scenario still netted a 14.9% yearly average cash-on-cash return for our investors
